Credit score holding your buyer back? Not anymore. 🙌

I have programs that removed minimum credit score requirements on:
✅ Conventional
✅ FHA
✅ VA

Instead of a lender imposed minimum FICO, I can rely on AUS approval. That means more opportunities to help borrowers who may have been turned away strictly because of their score.

Your home equity is a number on paper. It isn’t paying you a dime. 👀
Most homeowners think building equity means building wealth. But equity that just sits in your walls earns 0%. It doesn’t put money in your pocket every month.
Here’s how some investors put it to work:

1️⃣ They build equity in their primary home
2️⃣ They open a HELOC to borrow a portion of it
3️⃣ They use those funds as a down payment on a rental property or build an ADU
4️⃣ Tenants help cover the mortgage while the property can build equity of its own

Same house. Same equity. But now it’s working for you instead of sitting there.
Is it risk-free? No. A HELOC is secured by your home, rates are typically variable, and rental income isn’t guaranteed. The numbers have to make sense, which means running the math on your payments, expenses, and vacancy before you ever make an offer or start to build

It’s been good week! After working with my buyers for 2 years, they found their perfect home!
I’m so honored to have helped my newlywed buyers close on their dream home where they’ll start a family and create many happy memories! They were patient with their search and timing was perfect. 🏡

I always joke with my buyers when they close escrow that they’ll probably be happy not to hear from me anymore, and they can just enjoy their new home. But I don’t stop staying in touch with my buyers. I love to check in and see how their life is going, how their home improvements have gone, and hear about the new joys in their life. This is why I love this industry.
