Here is a simple payment example using Freddie Mac’s 6.52% average 30-year fixed rate.

$400,000 purchase price

With 20% down:
Down payment: $80,000
Loan amount: $320,000
Estimated principal and interest: about $2,027/month

With 5% down:
Down payment: $20,000
Loan amount: $380,000
Estimated principal and interest: about $2,407/month

But this is not the full payment.

You still need to add property taxes, homeowners insurance, possible mortgage insurance, HOA dues if applicable, and any local costs tied to the property.

That is why a real pre-approval should include a payment conversation, not just a price range.

1 – Monthly payment comfort.
2 – Cash left after closing.
3 – Repair and update budget.
4 – Emergency reserves.
5 – Whether the loan still leaves flexibility.

The goal is not to talk yourself out of a good home.
