Early in my career, I thought I had to figure it all out alone.

Nobody hands you a playbook in mortgage. You either survive, piece it together, or sit in a high producer’s office listening to every phone call like I did. And honestly, that helped.

But getting coached changed everything.

I had someone in my corner who had already made the mistakes I was about to make, who pushed me, challenged me, and held me accountable to consistency.

Now I get to be that person for others through GO Coaching.

Mortgage can feel isolating, but it doesn’t have to be. There are rooms full of people who get it, share what works, and refuse to let each other quit.

Coaching changed that for me. Watching it change that for others is one of my favorite parts of this industry.

I love graduation season. There’s something special about watching young adults step into the next chapter after years of work, sacrifice, discipline, and chasing goals that probably felt a long way off when they started.

This week, I got to travel to West Point in New York to watch my nephew graduate, and I couldn’t be more proud of him. He’s accomplished some incredible things and will surely be hitting some huge achievements in his future.

Even beyond that, seeing all of those graduates, and all the graduation posts from friends and family, is such a great reminder that the next generation is full of ambition, passion, and purpose.

I also love that my own sons get to watch examples of people setting big goals, working hard, achieving them, and being celebrated for it. That’s a pretty powerful lesson, even if they’re still mostly focused on snacks, sports, and video games.

With all the negative noise in the world, graduation season is one of those things that genuinely makes me excited for the future.

Congrats to all the graduates. Go chase big things.

At GrowthCon I had the privilege of selecting one of my coaching students for the Moon Man Award.

My pick was Joel Comp.

When I choose someone for this award, I’m not just looking at production. I’m looking for the person who is implementing, staying accountable, doing the work, and building something the right way.

Joel has been the perfect example of that.

When Joel first started working with me, he was in the middle of revamping his entire business. During his first four months in coaching, he closed 13 loans.

Fast forward to the last three months, and he has closed 42 loans.
That kind of growth doesn’t happen by accident. It happens because someone is willing to be coached, willing to make changes, and willing to do the unsexy work consistently. Shocking concept, I know.

Joel now has a thriving business, a great team, and one of the things I respect most is how intentionally he manages his time. He protects time with his team, protects time with his family, and still shows up prepared, focused, and ready for the next challenge.

He consistently turns in his accountability work ahead of time, complete, and with the mindset of someone who is not just trying to get better, but determined to become one of the best.

Affordability crisis Texas Realtors must understand:
• Affordable housing defined as no more than 30% of income on housing
• Cost-burdened threshold in McKinney is $3,106 per month
• Median household income around $124,000 but 40% earn below six figures
• Significant increase in cost-burdened households from 2015 to 2023

Who gets priced out of DFW real estate:
• Retail, food, and healthcare workers cannot afford McKinney rents
• Essential workforce increasingly commuting from further away
• North Texas affordability advantage shrinking compared to competing metros
• Collin County projected growth requires housing solutions not yet planned

Roadblocks to affordable housing in Dallas market:
• Funding gaps even where city provides incentives
• Land acquisition described as toughest part of development
• Regulatory red tape at local, state, and federal levels increasing costs
• Community opposition historically killed projects despite economic need

Innovative solutions being explored:

Veterans United is NOT part of the VA.

But a lot of veterans don't know that.

There's a class action lawsuit against them right now.

The allegations include bait-and-switch tactics, where veterans were shown one rate during shopping and hit with a higher one at lock.

With the World Cup coming to Dallas, I’ve been wondering how many people are seriously considering Airbnb’ing or VRBO’ing their own home during the event.

You can see the street work, infrastructure updates, and planning happening all across the metroplex, because apparently hosting the world’s biggest sporting event requires more than just vibes and a few traffic cones.

The part I’m curious about is this:

How far from the stadium do you think people will still be willing to stay?

Obviously Arlington, Dallas, Fort Worth, Irving, Grapevine, and the surrounding areas could all see demand. But if visitors are flying in, renting cars, using rideshare, or following teams around the metroplex, I wonder how wide the short-term rental opportunity really gets.

Would you consider renting out your home during the World Cup?

And if so, how far from AT&T Stadium do you think is still “close enough” for people to pay a premium? Because this could get interesting fast.
