Contingency is a word used quite often for various things, but it is simply anything that MUST happen before the sale of a home can take place. For example, a purchase contract may be contingent upon a satisfactory inspection, the sale of the buyer’s current home, or the approval of the buyer’s new loan.

Getting pre-approved is not the finish line.

Once you’re under contract, your financial picture still matters all the way through closing.

A new job can change how your income is documented or evaluated. A financed car or furniture can add a monthly debt that affects your debt-to-income ratio. A large deposit may need to be sourced and documented. And taking out a new loan can mean your lender has to update the file and potentially re-underwrite the mortgage.

None of these automatically mean your loan is dead. But they can absolutely create delays, change your qualification, or put your closing at risk depending on the circumstances.

The easiest rule to remember?

If you’re buying a house, talk to your loan officer before you make a major financial move.

That five-minute conversation could save you a whole lot of stress later.
