Here's a little tip if you are considering selling your home. DFW home values seem to increase daily, there are very few homes to sell and demand in this area is very strong. You are probably only going to sell 3-4 homes in your lifetime, so you need to take advantage of every opportunity ,particularly in this real estate environment. New home prices have increased even more dramatically due to supply and inflationary building costs issues.
So if you are thinking about selling, consider starting an asking price 10-15% higher than market, especially for exceptional properties. If you sold your home in a day or even a week, you left money on the table. Price it up and wait 30days. Remember, what you gain on the sale you lose on the buy.. You must take advantage of current market conditions and maximize your profits!! You set the final asking price not your agent. Good Luck!!

Here's a little tip that may save you thousands over the life of your loan. Consider eliminating your escrow account when you refinance. You will need to have 20% equity or more in your home, and most people do, especially after the recent rise in property values. By eliminating your escrow account you will avoid the escrow deposits being applied to your loan amount. These deposits or reserves can be thousands of dollars depending on the time of the year that you are refinancing. These reserves are added into your loan amount which increases your monthly payment. Essentially your are paying interest on your own money!!! You can save hundreds of dollars a year by simply paying your own property taxes and homeowners insurance.
