If you're under contract for a new home, take my advice.

House first, everything else second.

Until your loan is funded, you'll want to avoid:

Financing furniture
Buying a car
Changing jobs
Making large unexplained deposits

A home is about more than the just the numbers. It's about creating a plan where life happens.

And sometimes, you need to step back and see the bigger picture.

Recently, I had a client whose wife had fallen in love with a home.

The only problem? It was about $200,00 more than they thought they could afford.

They had built significant equity in their current home, and he assumed they would have to put every dollar of it into the new purchase just to make the numbers work.

Instead, we took a step back.

Using his VA benefits, this couple was able to structure the loan differently and use a portion of their equity to eliminate other debts.

In the end, they were able to purchase the home, reduce their overall monthly obligations by nearly $1,000, and still have money left over to build a financial cushion.

The right mortgage should support your financial plan, not dictate it.
