-inability to pay rent through ACH or debit/credit card (tenant pays associated charge fees)
-problematic rental history subject to owner's sole discretion
-inability or unwillingness to provide evidence of and always maintain current renter's insurance showing personal liability of at least $50K per occurrence (or $100K per occurrence if renting with a pet)
-any factors that may be impermissible by governing regulations (e.g., HOA rules and regulations)

The Dallas-Fort Worth real estate market continues to be one of the most coveted relocation destinations and priciest bidding war zones in the country. Home sale AND rental prices have risen sharply for the last 18+ months and have no end in sight. Sellers are seizing the situation but find the same predicament on the buying side, another contributor to the price spikes. Buyers who decided to wait until things “return to normal again” are waking up to a new housing market baseline on both home ownership and renting.

It’s important to stress that when you have a good or fair deal in hand as a buyer or renter, don’t hesitate to pull the trigger, especially when you have established goodwill with the seller / landlord.
