Whether you are currently making student loan payments or have a deferral or forbearance plan,

Mortgage originators are still required to factor in a repayment for your debt-to-income ratio per loan program guidelines (depending on your situation).

If all of your student loan debt has been forgiven, on the other hand, it won’t be accounted for in your
DTI ratio, so long as you can provide documentation to the fact.

Home buyers today have more negotiating power than they will if they wait!! Why?

Well, with seasonal fall back due to the holiday season... all projections show we will likely start the year with fewer homes on the market than we did THIS YEAR (and we know what that caused).

My bigger concern is when interest rates start dropping along with fewer available homes.
Last time this happened we saw a buyer frenzy forced with minimal control and multiple bidding wars.

If you happen to find a home that you love (yes even right now when interest rates are higher) then buy it.

You marry the home and date the rate as we can always refinance you into the lower interest rate later. Take advantage of this opportunity right now before it is too late.
