Quick question about HOA…
Have you ever actually added up how much you’ve paid in HOA over the last few years?
Most people haven’t.
And when they do… it’s kind of shocking.
I’m not saying HOA is always bad, I love gated communities, but a lot of people are paying way more than they need to, without realizing there may be better options. Comment "what better options" below.

TRUE STORY: I was 26 years old. I had just gotten home from the gym. I was in the kitchen cooking in my apartment in Costa Mesa and I received a sales call from a real estate agent who asked me if I was thinking about buying a home, I’ll never forget that moment because in the back of my head, I thought “yeah that’ll never happen” and I hung up, but what if that agent called me back, what is that agent told me I was wrong. What if that agent taught me something I didn’t know then. What if I would’ve bought my first house at 26 instead of later. I could have. I should have. You know….they say the best time to buy real estate is 10 years ago.

I’m telling you that there’s a pretty good chance that you can buy now especially if you’re paying rent in Southern California. And you know it’s great about real estate? You can sell it anytime you want.

Success is inconvenient. Are you ready to be inconvenienced?

Anyone else concerned with this?

In California, the Clean Air Vehicle (CAV) decal program, which allows eligible vehicles to use High Occupancy Vehicle (HOV) lanes, is set to expire on *September 30, 2025*. This includes all CAV decals (green, yellow, and the final burgundy decals). The program's expiration means that, after this date, vehicles with these decals will no longer be permitted to use HOV lanes as single-occupancy vehicles.

Expiration Date:
September 30, 2025, for all CAV decals.

No Renewal:
The CAV decal program is not being renewed, and decals cannot be extended or renewed.

Alternative Options:
Consider ridesharing or using public transportation for HOV lane access after the expiration date.

Federal Action Needed:
The program's expiration is due to a federal law that allows states to grant these exemptions, and an extension would require federal action.
