9 months ago, this VA buyer wasn’t “mortgage ready.”

Realtors and Loan Officers: This one is for you

"CPAs are too busy during tax season"

Here's the truth: Busy = opportunity.

Right now CPAs are talking to clients about income changes, investment strategies, buying property, 1031 exchanges, and financial plans for the year.

Perfect moment for a CPA to refer a Realtor or Loan Officer who understands investment properties.

Guess what? Didn't happen.

Not because the CPA didn't want to help, but because no Realtor was top of mind.

Over the next 2 weeks, CPAs will have this exact conversation hundreds of times with clients who are thinking about buying investment properties, planning real estate moves, asking about tax strategies for home purchases, and considering 1031 exchanges.

The question is: Will they think of you? Or your competition?

Here's what you need to do:

Don't wait until April 15th is over. Send a quick message to your CPA connections. Drop off coffee or lunch this week. Remind them you specialize in helping their clients with real estate tax strategies. Be the name that comes up when their client asks about buying property.

The most expensive advice a self-employed buyer gets?

Their CPA.

Not because the CPA is wrong
but because they’re optimizing for ONE thing:

Minimizing your taxable income.

Which is smart…

Until you want to buy a house.

But when you apply for a mortgage?

The bank doesn’t care about your revenue.
They look at your tax return.

Now what you “make” on paper… and suddenly:

• You don’t qualify
• Or you qualify for far less than you need

That’s not a money problem.
That’s a qualification problem.

Business cash flow loans loans change the equation.

• We use 12 to 24 months of deposits or Profit and Loss statement
• Not your tax returns
• Not your write-offs

Yes, the rate might be about 1 percent higher.

On a $500K loan, that’s roughly $300 to $400 per month.

But you saved $200,000 in taxes…

Interest rates moved lower this week. The 10 Year Treasury is looking to close below 4% for this first time since September 2024.

The move lower in yields today was somewhat unexpected after the January PPI report revealed Core Producer Prices rising at +0.8% MoM vs expectations of +0.3%. The +0.8% MoM increase matches levels last seen July 2025 and March 2022 before that. Potential war with Iran and Private Credit concerns are pushing yields lower.

Mortgage Applications increased slightly (+0.4%) WoW, led by Refinances (+4.1%).

Initial Jobless Claims remain muted, rising 4k Wow to 212k, below expectations of 215k.

Odds of a June rate cut are now 56% vs 54% last week.

Interest rates moved higher this week.

While Existing Home Sales was disappointing last week, falling 4.4% YoY, New Home Sales finished 2025 +3.76% YoY at a 745k annualized pace. Housing Starts also finished the year on a positive note, rising 6.2% MoM.

Inflation data was disappointing. Headline and Core PCE both came in hotter than expected, rising +0.356% MoM / +2.9% YoY and +0.355% MoM / +2.997% YoY. Consumer Spending outpaced Incomes, with spending rising +0.425% MoM / +4.683% YoY and incomes rising +0.326% MoM / +4.303% YoY.

Initial Jobless claims continue to remain steady, falling -23k WoW to 206k.

The Supreme Court struck down tariffs that were imposed via the International Emergency Economic Powers Act (IEPPA)(1977). The ruling did not address whether the government will have to pay back tariff revenue it has collected. The White House, anticipating the ruling, has already imposed a 10% global tariff under Section 122 of the Trade Act of 1974, which allows the president to impose tariffs for up to 150 days.

After all was said and done, odds of a June rate cut fell -6.5% to ~52%.
