So true! I have seen this become an issue several times when working with rural clients! Physical and LEGAL access will always be needed when financing!

You can own 100 acres and still have a problem if you can’t legally get to them. 👀

Sounds strange, right? But when it comes to ranch and land real estate, access is EVERYTHING. 🚧

That’s where ingress and egress come in.

Ingress = your legal right to access the property.
Egress = your legal right to exit the property.

⚠️ And it’s not just about whether you can physically drive there!

A ranch may have a road leading to the entrance, but if it crosses private property, uses a private road or requires a railroad crossing, you need to understand your legal right to use that route.

Before purchasing rural land, ask:

→ How is the property accessed?
→ Is the access public or private?
→ Who has the legal right to use it?
→ Are there easements or other agreements in place?
→ Are there limitations on how the access can be used?
