Just Acquired!

This prime piece of real estate right in the heart of Willow Glen off of the famous Dry Creek Road was on the market for over 200 days and when we saw this we immediately saw an opportunity!

With this huge 1.6acres of land, we can fit 7 brand new homes sizes about 3,000 to 4,000 sf maybe even 5,000sf if we dug down and built a basement. Nearby neighbors are selling for $5,000,000 to $6,000,000 average.

The land is a little bit challenging since there is a slope on the driveway in and then mostly flat so we do have to grade the land and create retaining walls.

Here’s a quick recap on the numbers: Purchased $9,000,000 that’s about $1.3m per lot and then we can sell for $4.5m lets say so that’s the 3X spread we’re looking for when we build because it’s really expensive to build out these homes. Also it’s expensive for the landscaping, driveway, new utilities on these sites.

Overall we’re excited to start this community development and we’re prepared to take on this challenge for the next 3-4 years to finish the construction and selling of all 7 units.
