Once you are in a contract, start shopping for home owner insurance quotes. I will help reach out to insurance agents I work with to get you some quotes, but it is always best to reach out to your current insurance agent to receive a quote. You will want to compare quotes from different insurance agents as well as compare deductibles and coverages. Making sure you have the best home owner insurance is important when purchasing a home so start shopping early and do not wait til a couple days before closing to choose your insurance! 🏘️⁠

When purchasing a home, you want to avoid any deposits into your bank account-- especially large deposits. 💰The reason you hear your lender talk about avoiding deposits into your account is because the underwriter will question where that money came from because they may think it could be additional income or an additional debt that could affect your debt to income ratios. The underwriter will require a letter of explanation of what those deposits are and where they came from. If you keep receipts or any documentation from large deposits, this will help the underwriter understand where those funds come from. Examples of large deposits could be from depositing birthday 🎂 cash, selling a vehicle, or receiving transfers from someone who may be paying you back. Remember, if you happen to deposit any funds while you are in the process of home buying, keep as much documentation as you can to back up those deposits. ⁠💰💸
