🚨 Big change in the mortgage world starting today.

For years, when someone applied for a mortgage and their credit was pulled, the credit bureaus could sell that activity as a trigger lead. That meant buyers would suddenly get tens of calls and texts from lenders they never contacted. It honestly got completely out of hand.

Because of that, many of us in the industry had to find ways to protect our clients. A common workaround was to run a soft credit pull first for the pre-approval, which only works on conventional loans, guide borrowers to go online and opt out of trigger leads, and only then run the hard inquiry for the actual mortgage. Most people didn’t even know the opt-out option existed.

The downside? It increased credit report costs, because lenders had to run two pulls instead of one just to avoid the spam.

As of March 5, 2026, the Homebuyers Privacy Protection Act (H.R. 2808) officially took effect. The law amends the Fair Credit Reporting Act and severely limits trigger leads. Credit bureaus can no longer sell mortgage inquiry data to other lenders unless the borrower opts in or already has a relationship with that lender, and any contact must involve a legitimate offer of credit.

In short:

âś… More privacy for borrowers
âś… Fewer spam calls and texts after applying for a mortgage
âś… A smoother homebuying process

Honestly, this change is long overdue. 🏡

Most people think interest rates are random.
