A home inspection uncovered a potential $12,000 problem. 😬

The HVAC was nearing the end of its life, but instead of letting it derail the deal, we went to work.

A great negotiation by the buyer’s agent secured nearly $12,000 in seller paid costs. And because we had prepared the loan upfront using Day 1 Certainty, we were able to move quickly once negotiations were finished and still close on the original date.

Buyer got what he needed. Seller avoided putting the home back on the market. Everyone made it to the closing table. 🔑🏡

There are a lot of moving pieces between pre approval and opening the door to your new home. Having a plan and the right guidance can make the process a whole lot easier.

Think your credit is keeping you from buying a home? 🏡

I hear a lot of assumptions about credit that cause people to wait months or even years before talking to a lender.

Online mortgage calculators are a great starting point, but they don't know your specific situation.

One of the biggest misconceptions in the mortgage process is that the underwriter is looking for reasons to deny your loan.

In reality, the underwriter's job is to verify that the loan meets the guidelines of the program being used. They're reviewing income, assets, credit, employment, and the property to make sure everything is properly documented.

Here's a little industry secret: sometimes it's easy to blame the underwriter when additional documentation is needed. The truth is that many of those questions can be identified earlier with a thorough review of the file.

That's why I ask for a lot of documentation upfront. I'd rather uncover potential questions before the file reaches underwriting than be surprised later in the process.

The goal isn't to create more work. The goal is to create a smoother path to the closing table.

I’ve seen deals fall apart days before closing over small mistakes.

What NOT to do:

🚫 Open new credit cards
🚫 Buy a car or make big purchases
🚫 Move money around without talking to your lender
🚫 Change jobs
🚫 Miss any payments

Your loan is being checked all the way up to closing.

Even small changes can cause big problems.
