WE CLOSED, WE CLOSED, WE CLOSED 🏡✨

What a journey this one has been! My clients, who will always have roots in Culpeper, decided it was time to add a little more convenience to their lifestyle and away they go to their beautiful new home.

This stunning four-story home with nearly 5,000 square feet is the perfect next chapter, and I could not be more excited for them as they settle into this season of life.

🚗”In The Car With Pre!”

Today’s topic: Lender Required Repairs 🤩🤩🤩🤩🤩🤩🤩🤩🤩🤩🤩🤩

So what are lender required repairs in real estate?

When a buyer is getting a loan, the lender orders an appraisal to make sure the home is worth the purchase price and meets certain loan guidelines, basic safety and livability standards. If the appraiser notices certain issues, they may flag them as required repairs before the loan can be approved.

Think of it as the lender saying:
“Before we loan money on this house, these things need to be fixed.”

Common examples might include:
✔ Peeling or chipped paint (especially on older homes)
✔ Missing handrails or safety hazards
✔ Roof issues or leaks
✔ Electrical or plumbing concerns
✔ Broken windows or unsafe conditions

Once those items are repaired, the appraiser may need to come back and verify the fixes before the loan can move forward.

💡 Pro tip: Not all repairs are lender-required.
