New 5.0-star Review: "We canโ€™t thank Bryan enough for all the time and effort he put into helping us throughout our home buying journey! As we explored purchasing a resale home, he was always willing to go the extra mile, even calling us on weekends and taking the time to answer every question we had. He made sure we understood our options and never made us feel like any question was too small. Although we ultimately decided to go the new build route, we truly appreciate how much time and effort he dedicated to helping us on such short notice. We really appreciate how accommodating he was and how willing he was to make time for us whenever we needed help. We would absolutely recommend him to anyone looking for a mortgage lender!"

What a great event and turnout. While I never got to yell out Bingo and I was ready we raised some good money for a great organization and I cannot wait to hear the total.

Realtor friends, the listing has gone quiet.

Showings slowed down. No offer is coming together. And now youโ€™ve got to call the sellers and talk about the thing nobody wants to hear:

โ€œMaybe we need to reduce the price.โ€ ๐Ÿ‘ป

Before you make that call, loop us in.

A price change may absolutely be the right move. But depending on the property and the buyer pool, there may also be financing strategies worth exploring first, including how a seller concession or other structure could affect the buyerโ€™s side of the equation.

That conversation is especially relevant in this market. Buyers have more choices nationally, and affordability is still putting pressure on purchasing decisions. National Association of REALTORSยฎ

I love partnering with local professionals who help homeowners increase the value and enjoyment of their homes.

Today I met with JWB Home Solutions to discuss how we can provide financing solutions for clients looking to upgrade their homes. From stunning kitchens and bathrooms to finished basements and amazing outdoor spaces, their work speaks for itself.

The best part? Homeowners may be able to use a HELOC or Home Equity Loan to put their home's equity to work, helping preserve cash reserves and investments.

Be sure to check out their page and see some of their amazing transformations!

Your friend just bought a house, and now you're comparing their mortgage to yours. ๐Ÿก

But here's the thing: Just because you're both buying a home doesn't mean you're getting the same loan.

Your loan terms, monthly payment, closing costs, down payment, loan type, and credit score can all make your mortgage look different from someone else's.

That's why comparing numbers without understanding what's behind them can be misleading.

๐Ÿ’ฌ Message me "๐—–๐—ข๐— ๐—ฃ๐—”๐—ฅ๐—˜" and let's look at what actually makes sense for YOU.

Getting denied for a mortgage when youโ€™re self-employed can feel especially confusing when you know the money is coming in.

Youโ€™re looking at your business thinking, โ€œI make good money. What am I missing here?โ€

Sometimes, itโ€™s not the income. Itโ€™s how that income is being calculated and documented for mortgage qualification.

Seasonal income, business write-offs, fluctuating revenue, time in business, tax returns and reserves can all affect the picture.

And two people who look pretty similar on paper can end up with very different outcomes depending on how their file is structured and which loan guidelines apply.

Thatโ€™s why weโ€™d rather look at the full story before telling a business owner what they can or canโ€™t do.

If youโ€™re self-employed and buying a home is somewhere on your radar, even if itโ€™s 6 or 12 months away, DM us โ€œSELF.โ€ We can start looking at the pieces now so you know what youโ€™re working with.

And if a bank already told you no? That doesnโ€™t automatically mean another lender can say yes, but it can be worth getting a second set of eyes on it.

Iโ€™m gonna say something that sounds weird coming from a mortgage team:

Having home equity doesnโ€™t automatically mean you should use it.

But if youโ€™re carrying expensive debt every month, it may be worth doing the math.

The useful conversation isnโ€™t, โ€œHow much equity can I pull out?โ€

Itโ€™s: What does the debt cost now? What happens to monthly cash flow if we restructure it? How much does the new financing cost? Are we turning short-term debt into debt weโ€™ll carry for years? And does the whole move actually improve the financial picture?

Sometimes the numbers can make sense. Sometimes leaving the mortgage alone makes a lot more sense.

If debt payments are eating up too much of your monthly cash flow, we can help you compare the mortgage options and see the actual tradeoffs before you touch the equity.

๐Ÿ’ก One of the most underutilized tools in real estate today: Seller Credits.

Many buyers focus on negotiating the lowest purchase price possible, often asking for $5,000 to $10,000 off the price. But in many cases, that may not be the smartest financial move.

What if that same $5,000 to $10,000 could be used to: โœ… Cover your closing costs โœ… Buy down your interest rate โœ… Lower your monthly payment โœ… Preserve more of your cash at closing

The best deal isn't always the lowest price. It's the strategy that puts you in the strongest financial position.

Before making an offer, let's look at all the options and determine what works best for your goals.

After moving higher to start the week, mortgage rates got a little better as the week went on, ending just slightly lower than the week before. It wasn't a big improvement, but at least it broke the streak of rates moving higher over the last few weeks.

There are some early signs that mortgage rates may be done climbing, at least for now. We could still see some ups and downs this week though, especially with inflation data coming out in the middle of the week.

โ€ข Inflation data: Consumer inflation data comes out Wednesday, followed by wholesale inflation data on Thursday. If inflation is lower than expected, rates could improve a little more, but higher inflation could push them back up.
โ€ข Oil: Oil prices will continue to influence mortgage rates this week, although the connection between the two hasn't been quite as strong recently.
โ€ข The Fed: The Fed raised its policy rate in September, but markets have recently backed off expectations for another increase in October. This week's inflation reports and comments from Fed officials could change those expectations.

๐Ÿ  REAL ESTATE INVESTORS โ€” THIS ONEโ€™S FOR YOU!

What if your investment property could help qualify for the loan based on the rental income it generates?

Thatโ€™s where a DSCR loan can come in.
Instead of relying solely on your personal income, DSCR financing looks at the propertyโ€™s ability to generate enough rental income to support the debt.

It can be a great option for investors who are looking to:
โœ”๏ธ Purchase investment properties
โœ”๏ธ Build or expand their rental portfolio
โœ”๏ธ Qualify without traditional income documentation
โœ”๏ธ Keep their investment strategy moving forward

๐Ÿ’ก The goal isnโ€™t just to buy one investment property โ€” itโ€™s to create a strategy for building your portfolio.

Want to see if a DSCR loan could work for your next investment?
