Buy a $400,000 house today at 7%, or wait a year hoping for 6%. Waiting saves about $263 a month. Over twelve months, $3,156.

But if that home appreciated 4%, it would be $416,000 next year. That would be $16,000 in equity they never built.

Net cost of waiting in that scenario: about $12,844.
