This is a bit delayed, but still appropriate, since it is a week of giving thanks. I made our prestigious President's Club at VanDyk Mortgage again, a club made up of our most elite loan officers, but I know it's not just me. I have a whole team who supports me. Mary Spirou-Drane keeps our borrowers moving forward, Rachel Wheat supports Mary and makes sure our files are neat, Carey Krein is my right hand and supports me every single day with our clients, Lincoln William Ryan keeps my content rolling, my face looking handsome in videos and keeps me visible to our market and beyond to bring leads in the door. Our newest team member, Apryll Lightell-Geib, is your first interaction when you walk through our doors, ready to make you smile and ensure you have a comfortable drink in your hand before we get to work. I am thankful for everyone on this team and anyone who was part of it in the past. I am not who I am today without you all.

Ya win some, ya lose some. And this time, we lost someone because they didn't want the strongest pre-approval. I know not everybody does it this way, but I do not hand out pre-approvals like candy on Halloween. I vet my buyers thoroughly, and we review all documentation before issuing the pre-approval letter. This method has made realtors in my local area aware that my buyers are the strongest when writing offers. Honestly, anything that isn't pre-underwritten is just a guess. And guessing leads to bad results in the real estate world.

If someone tells you no, don't take that no as a solid, concrete answer. Ask someone else.
That's what happened in the case of these two borrowers. Both were talking to different lenders who said they couldn't use per diem income and couldn't qualify the buyers. Heck, one of those lenders even told the agent that I couldn't do it either. Don't underestimate what Bill and VanDyk Mortgage are capable of. We pre-approved both borrowers and they close on their new homes this week. One is in the medical field and one is in the construction field. Both receive per diem income that isn't part of their standard pay. We can use that per diem as income towards buying your new homes. If you're someone in a situation like this, call me today and let's see if we can make something happen.

The myth of VA home loan approvals being more difficult has long held down VA buyers, and that myth is not true.

The VA Handbook instructs underwriters to consider every possible factor in approving qualified Veterans:
“Underwriters are encouraged to give consideration to every possible appropriate factor in seeking a proper basis for approving loan applications for every qualified Veteran.” The VA sets guardrails, not handcuffs. If the Handbook doesn’t say you can’t do something, well-documented underwriter judgment applies. VA even says underwriters should use good judgment and flexibility.

When it boils down to it, VA is not the problem. Extra lender rules, called overlays, are. Work with lenders who follow the VA Handbook first and keep overlays to a minimum. Who a Veteran works with matters. Choose a team that knows the VA playbook and fights for approvals the VA already supports.

HUGE NEWS from the USDA this week, with the income limits being significantly raised.

In most counties, the income limit for 1-4 occupants has been raised by over $7,000, and the income limit for 5+ occupants has been raised by close to $10,000!

This is a big deal because in 2024, they only raised the limit by $2,000. This new raise opens the door for thousands of families to qualify for a new home with $0 down. It's an absolute game-changer.

Do you receive per diem income from your employer? Those things would be money for hotels and lodging, money to cover your meals, money for your travel and fuel and various other things. We see this commonly with travel nurses, medical staff and skilled tradesmen. We used to be unable to use this income towards your home loan, but starting now we are able to consider that income towards the purchase of a new home.
