🏠 Does your homeowners policy cover your roof for Replacement Cost or Actual Cash Value?

There's a big difference.

Replacement Cost (RCV) helps pay to replace your roof with a new one after a covered loss (minus your deductible.) Actual Cash Value (ACV) pays the depreciated value of your roof based on its age and condition, meaning you'll likely pay more out of pocket.

While RCV coverage is generally more favorable for homeowners, many insurance companies are moving toward ACV roof coverage, especially on older roofs. The reason is simple: the frequency and severity of storm claims have increased significantly in recent years. Combined with rising material and labor costs, insurers have paid out substantially more in roof claims than in the past. To help keep coverage available and premiums more manageable, many carriers have adjusted their roof coverage options by introducing ACV settlements, roof age schedules, or separate wind and hail deductibles.
