👇This is why you have to read the fine print!...I found this on a local credit union's website today. They advertise a below market rate, but when you start reading the fine print you see all of the fees and criteria required to be eligible for that rate. The buyer in this scenario would be paying 2.25% of their loan amount in FEES at closing PLUS 25% Down Payment AND normal closing costs. On top of all of that, they would need excellent credit, an incredibly low Debt to Income ratio and it doesn't apply if you're buying a townhouse or condo.

On a $400,000 loan that would be $9000 in fees and a down payment of $100,000 😳

If no deal is agreed, the government will shut down on Sunday. While this isn’t quite as serious as the debt ceiling default threat that was averted at the beginning of the summer, a shutdown could affect the market and hinder the Fed’s ability to formulate rate policy.
