I've had quite a few conversations lately about flood insurance. I think what happened in North Carolina has a lot of people concerned and rightfully so.
Flood and water run off is typically not covered on a standard homeowners policy, you need additional coverage.
The first thing to know about flood Insurance is that it's expensive! The last few flood policies that I've written have cost between $3000 and $4000 a year. If you're near the river, your mortgage company may require flood insurance, but if you're outside the flood zone there are other coverages and cheaper options.
