The Varanakis Group Nikki D'Ambrosio, Intercap loan officer I truly relate to homebuyers who want to be educated on the home loan process.

I greatly enjoy helping people purchase homes & getting them into loan programs that help them achieve all of their housing “wants,” while still maintaining their financial “needs.” It was not long ago that I purchased my first property & I understand that although it is an exciting time, it can also be a daunting experience. I welcome all questions & want my clients to feel completely educated & at ease throughout the home buying process. The only silly questions are the ones that do not get asked. I pride myself on providing exceptional customer service.

A little breathing room for your first six months of homeownership? I’ve got you. 🏡

Through December 31, 2026, I’m offering Intercap’s new 6-Month Temporary Buydown as a lender-paid option on eligible conventional loans.

That means your first six payments are calculated using an interest rate 0.50% below your permanent Note Rate. Beginning with payment seven, payments return to the full amount based on the Note Rate.

For buyers, it’s a little extra breathing room at the beginning of homeownership. For agents, it’s another creative financing option to share with your clients, without asking the seller to fund the buydown.

📲 Ready to see how much this could reduce your first six payments? Send me a message and let’s run a personalized scenario for you or your buyer.

Lender-paid offer available through December 31, 2026, on eligible loans. Borrowers must qualify using the payment based on the full Note Rate. Additional guidelines and restrictions may apply.

What buyers are asking me in Salt Lake City...

"Can I actually afford to buy here?"

Affordability isn't just about the home's price. Your monthly payment depends on your loan program, down payment, taxes, insurance, and interest rate. Looking at the full picture often gives buyers more options than they expected.

What buyers are asking me in Salt Lake City...

"Do I really need to get pre-approved before I start shopping?"

Getting pre-approved helps you understand your budget, strengthens your offer, and gives you confidence when the right home comes along. It also gives us a chance to explore different loan options before you're under contract.

Should I wait for mortgage rates to come down before buying a home in Salt Lake City?

It's one of the questions I hear most often. While lower mortgage rates are always welcome, waiting isn't always the best financial decision. Home prices, inventory, and competition all affect affordability. A mortgage pre-approval can help you compare your options based on today's market and decide what's right for you.

Is Park City still a seller's market? Some neighborhoods are still competitive, while others offer buyers more negotiating power. Park City isn't one market. Every neighborhood tells a different story.

What credit score do I need to qualify for a mortgage in Utah?

There isn't one minimum score for every home loan. FHA, VA, conventional, and jumbo loans all have different credit guidelines. Even if your credit isn't perfect, there may be financing options available. The best first step is reviewing your situation with a mortgage professional.

If you're selling condos in Cottonwood Heights, the financing conversation needs to happen earlier than it used to.

Fannie Mae is rolling out changes that will affect how many condo projects are reviewed. That means things like HOA reserves, insurance coverage, deferred maintenance, special assessments, and pending litigation could become bigger factors in whether a buyer can get financing.

The good news? Most of these issues can be identified before your buyer writes an offer.

If you're showing a condo, send me the project information first. I'd rather spend 15 minutes reviewing it upfront than find out three weeks into escrow that we have a problem.

A little planning can save everyone a lot of frustration.

Should I rent or buy in Park City? Renting gives you flexibility. Buying gives you the opportunity to build equity over time. The right answer isn't the same for everyone, but it's worth comparing your monthly rent to what homeownership could look like.
