🏡 A small guideline update could create a big opportunity for some homebuyers.

Beginning June 13, new 2026 Area Median Income (AMI) limits will take effect for Fannie Mae and Freddie Mac loan programs.

Translation? Some buyers who were previously over the income limits for certain affordable housing programs may now qualify for benefits such as:

✔ Lower loan fees
✔ HomeReady® or Home Possible® financing
✔ First-time homebuyer pricing advantages
✔ Other affordability-focused lending incentives

Not every county will see the same changes, but if you've been sitting on the fence, were told your income was too high, or have buyers who narrowly missed qualifying in the past, this is a great time to revisit their options.

Mortgage guidelines change all the time, and sometimes those changes open doors that weren't available just a few months ago.
