Self-employed and thinking about buying a home? You have more options than most lenders will tell you.

The standard path uses two years of tax returns and a profit and loss statement. If your tax returns do not reflect your actual income, a bank statement loan may be a better fit. 12 to 24 months of deposits can be used to qualify on select programs.

The key is working with a mortgage advisor who understands how to structure self-employed files correctly from the start. The wrong approach costs time and sometimes deals.

Most buyers budget for the down payment. Fewer budget for closing costs.

Closing costs typically add up to 2 to 5 percent of the loan amount, due at the close of escrow. That is a significant number on top of your down payment, and it surprises buyers who did not plan for it.

The good news: they are not always fixed. Seller credits, lender credits, and loan structure can all reduce what comes out of your pocket at closing.
