There’s nothing merry about this go-round.

If the holidays left you with credit card balances, BNPL payments, or that uneasy feeling every time a bill hits your inbox — you’re not alone.

The good news? This doesn’t have to be a cycle.

I help homeowners look at the full picture — cash flow, debt, equity, and long-term options — so you can make a plan that actually brings relief (not just another temporary fix).

No pressure. No rate hype. Just clarity.

👉 Learn more or message me for a no-obligation review and let’s map out your options.

✨ A Little About How I Do Mortgages ✨

Kristy Flach is a Certified Mortgage Advisor (CMA) and Loan Originator who helps buyers and homeowners make confident, informed mortgage decisions. My approach is education-first and relationship-driven, focused on clarity, strategy, and long-term outcomes — not quick transactions.

I believe a mortgage can be more than a monthly payment. When structured intentionally, it can be a powerful tool for building wealth and long-term financial freedom. That’s why I focus on breaking down complex options into clear, practical guidance so my clients can make decisions that support both their homeownership goals and their bigger financial picture.

If you’re thinking about buying, refinancing, or just want to understand your options better, I’m always happy to start with a conversation. No pressure — just clarity.

Ever argue with yourself about buying a house?
Same. 😅☕️

In this skit, I play BOTH sides of the “Buy Now vs. Wait for Rates” meltdown — and then I drop the real tea:
rates in the 6s, prices rising, equity on the table… and why “waiting for a sign from the universe” is NOT a strategy.

If you want to know what waiting really costs you,
DM me — I’ll run your numbers and show you the math without the drama.

If you are unsure of the difference between an asset and a liability, we've got the answer! 💡

A liability is generally an obligation between two parties that has yet to be completed or paid. An asset is what you own (or something that's owed to you).

When it comes to home-buying, a liability is linked to your home mortgage because the homeowner is borrowing from a lender. A 15-year or 30-year mortgage is considered a long-term liability because the mortgage is payable over that period of time. 🏡⏰
