Your Lender needs to have a Plan B, like I needed a mulligan on this putt!

No monthly payments? You might actually be paying for them before your project even starts.

Depending on the lender, your interest payments could be funded out of pocket, financed into your loan, or deferred until payoff.

Each option can have a very different impact on your cash to close, leverage, and profitability.

At Tar Heel Private Money, we offer all three structures. Happy to help you figure out which one makes the most sense for your deal.

Your term sheet might be worthless.

Not because the numbers are bad.

Because if the lender never really vetted your experience, the property, or the guidelines behind the quote, those terms may not survive underwriting anyway.

A quote only has value if you can depend on it.

85% LTC doesn’t always mean the same thing.
The percentage only tells you part of the story. The bigger question is:
What costs are actually being included in the LTC calculation?
Purchase price and rehab are obvious. But lender fees, interest reserves, soft costs, assignment fees, and third-party closing costs can all change the cost basis — which changes the loan amount and ultimately your cash to close.
That can make a meaningful difference in how much liquidity you preserve for the project, unexpected expenses, or your next opportunity.
So when you’re comparing loan options, don’t just compare the LTC percentage.
Compare what’s underneath it.
If you want help looking through a deal and understanding the actual leverage, feel free to reach out.

Same deal. Same 85% LTC. Very different cash to close.
The difference is in what actually gets included in the cost basis.
Eligible costs like soft costs, lender fees, interest reserves, wholesale assignment fees, and third-party closing costs can all impact how much of the project gets financed.
That’s why I wouldn’t take a quoted LTC at face value. 85% LTC doesn’t always mean the same thing from one lender to the next. The calculation behind the number matters.
If you want to understand what the leverage really looks like on your deal — and how much cash you’ll actually need to close — that’s the conversation I’m here to help with.

Your rehab can be fully funded…and you can still end up fronting a lot more construction cash than you expected.
Closing is only the beginning. Before choosing a lender, understand how the draws actually work — initial advance, reimbursements, inspections, permits, and how quickly you can get your money.
The loan amount matters. Access to the money matters just as much. RealEstateInvestor

Rates are up, but that doesn’t necessarily mean stop buying.

If you’re a rental investor, I’d be thinking about two things right now: **your path to cash flow and how much equity the deal really needs.**

Higher rates change the math. Make sure your strategy changes with it.

Three balls. Three things I think investors should look at when comparing financing:

Price. Structure. Ex*****on.

Rate and fees matter — but they’re only one part of the decision.

How much capital are you actually getting? How does the loan work during the project? And most importantly, can the lender actually deliver what they quoted when you need it?

Don’t judge the whole loan off Ball #1.

Rate matters. But profitability matters more.

When I’m looking at financing for an investor, I’m thinking about leverage, liquidity, draw structure, timeline, exit strategy — and how all of it affects what you actually make on the deal.

The cheapest loan isn’t always the most profitable one.

Comment “PROFIT” and I’ll send you the framework I use to evaluate financing for deal profitability.
