Stucco Follow-up Inspections
Yes, it's time again to check your stucco. Homeowners should have follow-up inspections every 3 to 5 years after full inspection and or repairs. Stucco is a porous material that can easily trap moisture leading to hidden damage and possible structural issues, water infiltration, and mold growth. A good maintenance schedule is critical for this system. Regular inspections allow for early detection of potential problems, enabling timely improvements and repairs to help prevent costly issues from developing down the road.

Key reasons for a follow-up stucco inspection:

Four Easy Steps To A Moisture Warranty Stucco Home Warranty

1. Inspection - Have the home inspected using the Moisture Warranty Inspection Protocol by a MWC certified stucco inspector. We are happy to provide you with a list of certified inspectors in your area. If the home has had an inspection within the past 30 days that inspection may be mailed or emailed to Moisture Warranty Corporation at [email protected]. It may not be faxed.
2. Review & Recommendations (Recommended but not required) The CRA may save you some money with the inspector if a follow-up inspection is needed to qualify the property for warranty coverage.
MWC can produce a Certified Repair Analysis to guide you through the repair process and will even provide you with a list of contractors in your area who are familiar with MWC repair standards. The inspection is reviewed by one of our specialists.
3. Follow-Up Inspection - If repairs are needed, we require a follow-up inspection to verify that the work has been completed to MWC standards and that any previously high moisture readings have been eliminated.
4. Warranty Issued ***We need a 30 day current inspection report to sell a warranty*** - MWC issues a Warranty Authorization Certificate that warrants the home is dry and will remain dry during the term of the warranty. If moisture intrusion occurs because of the stucco, MWC will pay to get it dry based on the terms of the warranty. The homeowner can then place the “Protected By Moisture Warranty” yard sign in front of their home which acts as a seal of approval letting clients know the home is dry and protected by the nation’s premiere moisture warranty company.

Advantages of Owning and Living In a Synthetic Stucco (EIFS) Home.

• More energy efficient than many other types of
claddings. Exterior Insulation and Finish Systems
(EIFS) add to the "R-value" of a home or building.
(R-value is a measurement of the resistance to heat
flow; the higher the R-value, the better the material's
insulating value.) Most EIFS use insulation board
with an R-value of R-4 to R-5.6 per inch as the
innermost layer in the wall system. When combined
with standard wall cavity insulation, this extra layer
can boost wall insulation from R-11 to R-16 or more!

• EIFS homes enjoy the benefit of architecturally
pleasing details (and greater design flexibility) for
less money. Skilled applicators can create all sorts of
exterior architectural detailing that would often be
cost-prohibitive using conventional construction —
cornices, arches, columns are a few examples.

• When building a new EIFS home, due to the energy
efficiency, it may be possible to specify lowercapacity
heating and air conditioning equipment
without sacrificing anything in terms of interior
comfort.

• Easy to economically test and evaluate the entire
synthetic stucco system for moisture. With a quality
inspection, the guesswork is eliminated. Homes with
other claddings may be hiding serious moisture
problems which are doing significant structural
damage to the home with no one having knowledge
of it. With synthetic stucco, you know where your
house stands regarding moisture.

• If the home does encounter a moisture intrusion
problem, repairs are likely to be much lower than
they are for other types of home cladding systems.
