🚨 New condo financing rules are here.

Fannie Mae and Freddie Mac no longer accept Limited Review condo questionnaires for new applications—even with a larger down payment. Starting January 4, 2027, minimum reserve funding will also increase from 10% to 15%.

These changes could make conventional condo financing more challenging, but flexible lending options may still be available.

Realtors and condo buyers: contact me early so we can review the property and financing options before submitting an offer.

Condo financing—especially in downtown markets—can get complicated fast. Association requirements, project reviews, underwriting guidelines, insurance issues… one mistake can put your deposit, your rate, and your closing at risk.
