Happy "Equity Awareness Day." Okay... not technically a real holiday, but your home equity probably deserves more attention than it gets.

If you've owned your home for a while, you may have built more equity than you realize, and depending on your goals, that equity could potentially help with:
* Renovations
* Paying off higher-interest debt
* Education expenses
* Investing in another property

If you've been curious about your options, I'd be happy to talk through them with you.

A lot of people assume their credit is worse than it actually is, or they simply do not know where to start.
Here are a few common questions I hear all the time:
1. Will checking my credit hurt my score? Not always. A hard credit pull may be required during the loan process, but the impact is usually very small.
2. What credit score do I need to buy a home? There is no one-size-fits-all answer. Different loan programs have different requirements, and credit is only one piece of the puzzle.
3. What should I avoid doing before closing? Try to avoid opening new credit accounts, missing payments, or making major credit changes while going through the mortgage process.
If you have questions about your credit or where you stand, I'm always happy to help walk through it.

One of the biggest homebuying myths? That you need 20% down to buy a home.
While 20% down can absolutely be a great option, it is not required for every buyer.
Depending on the loan program and your situation, there may be lower down payment options available that could help you buy sooner than expected.
Before assuming you need years to save up, let's talk through what may actually be possible.

Your first home doesn't need marble countertops, a chef's kitchen, or a movie theater basement to be a smart move.
Sometimes the goal is simply more space, stability, building equity, and getting started.
I love helping buyers realize that a starter home can still be a great long-term financial move and a stepping stone toward future goals.
If you've been wondering what may be possible, let's talk through your options and put together a plan that fits where you are right now..

Google is great for general homebuying tips, but it cannot build a strategy for you.

That's where I come in!

I look at your full financial picture, help spot potential roadblocks early, and guide you on what to do (and what not to do) so nothing impacts your buying power along the way.

A quick conversation now can save you a lot of stress later.

You don't have to have it all figured out today. Most big goals start with a few small, smart steps.

If buying a home is somewhere on your radar, I'm always happy to help you start the conversation.
