Here's a term you'll hear a lot when refinancing: LTV, or Loan-to-Value.

LTV = Loan Amount divided by Property Value.

So if your property is worth $1,000,000 and you're borrowing $700,000, your LTV is 70%.

Lenders use LTV to manage their risk. A lower LTV (meaning you're borrowing less compared to the property's value) usually means better loan terms.

Knowing your LTV ahead of time helps you walk into refinance conversations with confidence.

If you own a commercial property, there's one number lenders check before almost anything else: NOI, or Net Operating Income.

NOI = Total Income minus Operating Expenses (before loan payments and income taxes).

Think of it as the "true profit" your property makes from running it - not counting your loan or income taxes.
