📣📣Good news for homeowners across the Grand Strand! We’re starting to see some homeowners insurance rates improve.

If it has been a year or more since you compared options, don’t assume your current policy is still your best deal. Let me shop your home and auto insurance together and see if I can improve your coverage, your price, or both.

🏡🚗 Give me a call or send me a message for a fresh review!

3 insurance mistakes I see homeowners make in the Grand Strand:
1️⃣ Assuming flood is included
2️⃣ Choosing the cheapest policy without checking coverage
3️⃣ Not reviewing coverage after updates or market changes
Coastal homes need coastal coverage. Don’t wait until a claim to find out what’s missing.
Need a quick review? Message me.
Home, auto, flood, umbrella & business insurance — I can help.

🔥 Grand Strand Heat Alert This Weekend 🔥
If you thought it was hot this week… buckle up.
We’re looking at heat index values pushing into the 100°–105° range across the Grand Strand 😅
✅ High humidity
✅ Full sun
✅ Classic coastal “why am I sweating at 8AM?” weather
👉 That means it’s going to feel way hotter than the actual temp.
💡 Quick reminders:
▪ Hydrate like your AC just went out
▪ Limit time outside in peak afternoon heat
▪ Check on kids, pets, and neighbors
▪ And for the love of everything… don’t leave anything living in the car
Y’all stay safe, stay cool, and have a great weekend! 😎☀️

🏢 Condo Closings Are Rolling This Week! 🏢
This week I had the opportunity to write 5 condo insurance policies for clients getting ready for their upcoming closings — from Little River down to Charleston, covering everything from low-rise condos to high-rise buildings.
Condos can be tricky because every association’s master policy is different. Some cover more, some cover less, and the last thing you want is to find out at closing — or worse, during a claim — that something important was missed.
Whether you’re buying along the Grand Strand, investing in a coastal condo, or working with clients who need coverage fast, I’d be happy to help review the details and get the right policy in place.
✅ Condo Insurance
✅ Home Insurance
✅ Auto Insurance
✅ Investor & Coastal Property Coverage
If you have a closing coming up, don’t wait until the last minute. Let’s make sure your insurance is handled the right way.
📲 Reach out anytime — I’d love to help.

🌪️ Your “regular deductible” might NOT be the one that applies after a storm.
A lot of homeowners know their home insurance deductible is $1,000, $2,500, or maybe $5,000…
But here on the Grand Strand, many policies also have a separate Wind/Hail deductible — and that one can be very different.
Sometimes it’s a flat amount.
Sometimes it’s a percentage of your dwelling coverage.
Example:
If your home is insured for $400,000 and your wind/hail deductible is 2%, your out-of-pocket deductible could be $8,000.

Before storm season, check your policy for:
✅ Your regular deductible
✅ Your wind/hail deductible
✅ Whether the deductible is a flat dollar amount or percentage
✅ Roof coverage — replacement cost vs. actual cash value
✅ Flood coverage — because flood is usually separate

Don’t wait until a storm is already named and headed our way. By then, options may be limited.
If you’re not sure what your policy says, send me a message. I’ll help you review it and make sure you understand what you actually have.

🚗 MYTH: “State minimum coverage is enough.”
✅ FACT: It might be legal… but it’s NOT built to protect YOU.
One serious accident and you could be stuck paying:
💸 Medical bills
💸 Vehicle repairs
💸 Lawsuits
…all out of pocket.
And in today’s world? Those minimum limits get blown through FAST.
👉 If you’ve got a home, savings, or even future income to protect… you need to rethink your coverage.
Don’t wait until you find out the hard way.
📩 Shoot me a message and I’ll show you how to actually protect your assets (without overpaying).
