• Appraisals above purchase price create instant equity (buying at $500K with $600K appraisal means immediate $100K equity), while low appraisals force buyer to cover the gap in cash (e.g., $20K shortfall on $480K appraisal for $500K purchase).
• Appraisal determines market value for the lender's protection.
• A home inspection provides a buyer exit strategy by identifying potential issues (cracked foundation, roof problems, for example) that allow buyer to back out of contract, unlike appraisal which only affects the mortgage side of things.
• A home inspection is optional, but waiving it (as often seen in a seller's market) can remove the buyer's protection against undiscovered property defects.
• Appraisal values fluctuate daily based on market conditions, making old appraisals unreliable for determining current property value.
