Took about 1 day of back and forth negotiations and my help, as the lender, to “sell” their “ability to buy” to the listing agent and seller! Getting your offer accepted isn’t just about “submitting an offer,” it’s also about the agent and lenders’ ability to provide confidence and credibility to the seller. I’m sure the listing agent listened to the way I presented their offer, looked up my reviews, my linked in, my CalHFA preferred lender status & that helped get the deal accepted! 6/4/26: If your student loans are under the SAVE plan call your student loan servicer ASAP!!! NOW!!! STAT!!!!

On another note, did you know that you canNOT make additional principal payments to your student loans to pay them off early? Any additional student loan payment is applied TO INTEREST ONLY!!! The only way to pay off early is to pay off The ENTIRE BALANCE of the student loan. 😡 😡

Be careful and don’t get yourself hugely in debt with student loans!!! BE CAREFUL!!! 😖😠

Don’t get any ideas though, I am not a fan of doing them… everyone goes nuts 🌰 🌰🔩🥜🥜🔩 as we scramble to get it done. ✅ 😂 🥴😵😵‍💫. I did because my clients had submitted many offers on really nice homes that were new listings and had “just hit the market” and kept getting beat out. 😢 This was the deciding term in the contract that got their offer accepted. 🤩 😁 👏 I will do it again, if that’s what it takes to get an offer accepted in a competitive market. If the home has been sitting and not selling, let’s do a normal close of escrow please 🙏 😂
