Some minor dings don’t always need to be fixed when selling your home.

Not to be mistaken for defects or conditions that impact the home’s functionality (those DO need to be fixed) but rather, cosmetic scratches and such that won’t necessarily deter your home from being sought out.

Here are a few recommendations:

✔️ Avoid fixing minor cosmetic damage

Forget minor paint dings, scratches on the wall, or scuffed floors. This type of defect is often considered an easy fix for the potential buyer.

✔️ Avoid renovating beyond the value of your neighborhood

If your house is the nicest one on the street, there is a chance you may not get the return you are looking for. The seller’s price usually considers the price of comparable houses being sold in the community, therefore the value of the house may be brought down.

✔️ Old appliances

If the appliances are outdated, there is no need to remove and replace them with top-of-the-line appliances. The buyer may have plans to renovate and we do not know their vision. An alternative would be to replace the old appliances with newer, better-condition appliances so you won’t break the bank.

All persons are created equal… 19th Amendment (aka women’s suffrage) is another installment in the ideas for which this country was found - giving some women the right to vote in 1920.
Some because Native American women were not recognized until 1924.
For Chinese American women, 1943, and for Japanese and other Asian American women, 1952.
African American women, while very active in the suffrage movement remained barred until the passage of the Voting Rights Act in 1965
