When I look at a property, the first thing I usually evaluate is not the upside.
It’s the setup.
What’s already there? What infrastructure exists? What uses are possible? What would it take to make the property productive?
A lot of real estate opportunity comes from recognizing potential that other people overlook.

One of the biggest mistakes I see people make is they get excited about the opportunity before they understand the mechanics.
They hear the vision. They hear the upside. They picture what something could become.
But they have not slowed down enough to ask the hard questions.
What protects the capital? What assumptions have to be true? What happens if it takes longer? What does the downside look like?
Opportunity is exciting, but structure is what determines whether something is actually worth pursuing.

Two deals can advertise the exact same return and still be completely different opportunities.
Why?
Because the return number alone does not tell you much.
What asset is involved? How is the capital positioned? What protections are in place? What assumptions have to be true? How are incentives aligned?
That’s why structure matters more than hype.
