Big changes today in the world of lending.

FHA is no longer allowing non-permenant residents to apply for FHA loans as of May 25th, 2025

FHA will allow only greencard holders and US Citizens moving forward.

Conventional loans are still allowing for legal non-perminant residents as of now. But may change in the near future. Alot of times the agencies follow each other in guideline changes.

If you are a non-permanent resident looking to buy a home, I would encourage you to apply for a mortgage as soon as possible as the options may become very limited if conventional loans change their guidelines to follow suite.
