Just fyi. Cash is not king when you are trying to purchase a home unless you are paying for the house outright with cash. Lenders have to see where that money is coming from. some buyers are finding this out the hard way.

Just spitting some facts. That does not mean it will drive business my way. I had a customer tell me the other day after being pre-approved that they were just going to wait to purchase a home. That is fine and I put no pressure on them but really does not make sense. If interests go down (which they will), that causes something else to happen, more buyers looking for homes. Inventory will not miraculously increase so now you are buying a home with a lower interest rate but competing against more buyers. That means you pay more for the home. Makes more sense to purchase the home now, build some equity, and then refinance it when rates drop. Not opinion but just facts.
