Pre-Qualifications are NOT Pre-Approvals, just like ALL Pre-Approvals ARE NOT ALL created EQUAL.
A pre-qualification is based solely on the information provided in the loan application. It often doesn't involve reviewing paystubs, employment history or even funds for closing. It works on a pretty big assumption that all information provided is accurate. A Pre-approval looks at income, assets and employment and VERIFIES all as accurate and meeting loan guidelines. My Pre-Approvals are also income verified by a Staff Underwriter so we know without a doubt what our purchase power is.

I'm often asked "WHY" go through the pre-approval process? "Is it NECESSARY, does it really matter or give me a boost in getting my offer ACCEPTED, it's so tedious?"

Short ANSWER, YES, YOU NEED ONE!

I tell clients all the time that a SOLID and WELL DEFINED pre-approval UPFRONT in the process helps ease frustrations and anxiety on the BACKSIDE and it's not just words it's TRUE.

When you come to me we are going to do the following to make sure that your pre-approval amount is SOLID so you can home shop CONFIDENTLY:

1. TALK about your monthly budget (not just the credit report debts but your comfortable monthly budget for housing)
2. Have fully underwritten INCOME in place so you can confidently move forward knowing your qualified INCOME won't change.
3. VERIFY funds for closing and discuss other home buying related expenses (inspections, moving costs, unforeseen expenses like HOA fees)
4. PERIODICALLY review your qualifications and potential loan program changes or updates in Rates, terms etc.
5. DISCUSS strategies on helping to make your offer the OBVIOUS choice for the Seller to ACCEPT
