I'm a travel nurse, so our income is tricky. Different contracts, different states, stipends, gaps in between assignments. It's steady money but it doesn't look normal on paper. Other brokers we talked to were kind of vague about it, or said it probably wouldn't work. Nobody really dug in.
Darryl dug in. And the thing I respected most is he didn't pretend to have every answer up front. When something came up he wasn't sure about, he'd say so, and then he'd go find out and come back with a real answer. He never guessed at something just to sound confident, and he never left me hanging either. For income as complicated as ours that mattered a lot, because there were plenty of pieces that weren't straightforward.
He also knew what underwriting was going to want before they asked for it, which saved us a lot of back and forth. When conditions came back he never made it feel like the deal was falling apart. Just told me what they needed and we knocked it out.
He's a really good explainer too. I asked him a ton of questions. PMI, LTV, escrow, what the appraisal actually meant, why one form said one thing and another said something different. He'd break it down until I actually understood it, and if I circled back on the same thing a week later he'd go through it again like it was nothing.
And he shopped it for us instead of handing over the first thing available. Came back with options, walked through the tradeoffs, let us make the call.
Easy to reach the whole time. Never had to chase him down.
First property, tenants already in it, income that doesn't fit the box. Darryl made it manageable. We're already thinking about a refinance down the road and he's who we're calling.
If your income is complicated and you've gotten vague answers from other lenders, talk to Darryl. He'll actually look at it, and what he doesn't know he'll go find out.
