I am aware that the holidays are not a time to celebrate for all. For some, it’s painful. It hurts as it brings up reminders of lost loved ones, feelings of loneliness and financial struggle.

Would you rather: buy a move-in-ready home or a fixer-upper?

Here are some things to consider:

🔸 The price of a fixer-upper is usually a lot lower than the market price the home will be worth once the work is completed.

🔸The lower price and sweat equity will result in faster appreciation.

🔹 On the other hand, buying a move-in ready home means less of a deal. Usually, there’s no required painting, no carpeting, no knocking out walls, no room additions or landscaping changes. Just move in and unpack boxes.

When lenders approve you for a mortgage, they do so based on your employment and income. They assume your employment will remain the same, even though we all know that’s not always the case.

While changing jobs after you close on your loan isn’t a big deal, changing jobs mid-loan process could cause a delay in processing or even cause you to lose your loan approval. Be sure to check with your lender before making any big changes.

✅ Do Get Pre-Approved: Before you start house hunting, get pre-approved for a mortgage. It not only strengthens your offer but also gives you a clear idea of your budget and what you can comfortably afford. 💰💼

🚫 Don’t Overspend: You’ll love your house a lot more if you aren’t eating ramen for every meal (sometimes is totally acceptable). Make sure you know before you fall in love with a house that you’re comfortable making the payment.
