⚠️ One of the biggest lies veterans are told is:

“The VA requires that.”

Many times, it doesn’t.

I see it all the time.

A borrower gets denied, assumes they’re not qualified, and puts their dream of homeownership on hold for months or even years.

What many people don’t realize is that every lender has different guidelines, overlays, and risk tolerances. A denial from one lender doesn’t automatically mean you’re not eligible for a home loan.

I’ve helped borrowers who were told they needed a much higher credit score, more money down, or that they simply couldn’t qualify. Many of them became homeowners after getting a second opinion.

Don’t let one conversation determine your future.

The advice I hear all the time is:

“Just wait.”

Wait until your credit improves.
Wait until rates drop.
Wait until the market changes.
Wait until everything is perfect.

But here’s the question nobody asks:

What is waiting costing you?

Every month you’re renting, your payment is helping someone else build wealth.

Every month you’re renting, you’re missing another opportunity to build equity, establish payment history, and create stability for your family.

One veteran I worked with purchased a home with a 546 credit score.

Most people would have told them to wait.

Instead, they became homeowners.

Months later, their credit had improved dramatically, they refinanced into a better situation, and now they’re saving $382 every month while continuing to build equity.

Was buying perfect?

No.

Did it improve their financial future?

Absolutely.

The goal isn’t perfection.

The goal is progress.

Then finds out the VA NEVER set a minimum credit score requirement.

Big lenders did.

Those are REAL scores that have closed on VA home loans.

Stop letting overlays from big banks convince veterans they don’t deserve homeownership.

One of my 546 score borrowers came back after just 7 on-time payments:

Veterans deserve accurate information when it comes to using their VA home loan benefit. Too many military families are being told they need perfect credit, large down payments, or months of waiting before they can buy a home — and that simply is not always true.

The VA does not set a minimum credit score requirement. Many lenders add their own overlays and stricter rules that can stop qualified buyers before they even get started.

The VA does NOT set a minimum credit score requirement for VA home loans. The lender does.

Too many big-name lenders are adding their own overlays and telling veterans it’s a VA rule when it absolutely is not. A 620+ score is NOT a VA requirement. Neither is many of the extra restrictions borrowers are being told they “have” to meet.

The VA handbook and guidelines are public information and available online for anyone to read. The truth is, lenders can create stricter rules for themselves — but that does NOT mean the VA requires it.

I follow actual VA guidelines without adding unnecessary overlays that keep veterans from using the benefit they earned.

Every situation is different, but stop letting one lender convince you that you don’t qualify when another lender following true VA guidelines may be able to approve you.
