1. Browse your options and ask plenty of questions.
When it comes to responsible borrowing, research is crucial. The last thing you want to do is impulsively jump into a loan agreement and get stuck paying for years and years to come.
So explore your options, ask for advice, and make sure you’re getting the best loan possible!

2. Understand the difference between a secured and an unsecured loan.
Unsecured loans don’t require any collateral. With a secured loan, on the other hand, you could lose your home if you don’t make payments consistently or on time.

3. Always ask for the total amount you’ll need to repay before you borrow.
A shorter payment period may result in a lower Annual Percentage Rate (APR) amount..

Big news for Colorado Veterans and the agents who serve them.

The VA just updated its appraisal fee schedule — and for the Front Range, the headline is the turnaround time dropped to 6 business days.

Adams. Arapahoe. Denver. Douglas. El Paso. Jefferson.

All now in the fastest appraisal tier in the state and the country

That's the same speed — or faster — than a conventional appraisal. So if you've been hesitant to accept a VA offer because of appraisal timelines, that objection is officially off the table.

Here's what else changed effective May 1, 2026:

🔹 5 Minimum Property Requirements eliminated — fewer conditions killing deals over things that shouldn't

🔹 Rush appraisals now available — and that cost cannot be passed to the Veteran

🔹 Two formal rebuttal paths if a value comes in low

🔹 No AMC fees — VA appraisers keep 100% of the fee, which means more appraisers on the panel and better availability
