HOW TO QUALIFY FOR A PRIVATE MONEY LOAN FOR REAL ESTATE INVESTORS.

The funding process will most likely go quick once you begin and because the loan will be secured by the property in question, the most important thing that needs to be done first is finding and getting the property you want under contract. Without the property being under contract, most lenders will not want to invest time in working with you without a specific property to work with.

With that said, here are the steps to give you the best chance at qualifying for a private money loan.

1. Write offers and get the property under contract.
2. Make sure your offer is within range of a fair market value and still provide you a profit.
3. Contact a lender like Tall Mountain Capital Ltd. who will help you submit a loan packet for funding.
4. A quick quote can be generated/provided to give you an initial estimate of what the loan will cost you. There are Closing cost associated with all loans which includes Origination and/or Broker fees (if applicable).
5. When you accept the quote, some lenders require an upfront processing fee and some don't, to start the loan process. Appraisal and Title search are the two most time consuming items to procure due to the shortage of Appraisors and problems with the Home Title.
6. A loan officer will work with you throughout the process, showing you a list of financial documents required for all loans to go to underwriting.
7. Once underwriting approves, then scheduling is coordinated with an approved Title company to Close the loan. Funds are distributed by the Title company at Closing, to the borrower and all other parties usually within 2-5 business days.
