Hey Realtors! VA and FHA DID NOT INCREASE THEIR CREDIT SCORE REQUIREMENTS! Nor did they increase their Debt To Income (DTI) requirements.⁣ ⁣ The lenders that underwrite and service government loans made these decisions for their specific companies. There is no appetite in the secondary market right now for government loans as the federal government is touting a forbearance option for those impacted by COVID-19. Once this forbearance was mentioned the usual purchaser of mortgage-backed securities (MBS) pulled their cash out of the market. Although the homeowners that have been affected by this pandemic are going to be able to opt for a 90-day forbearance (more in some cases), servicers still have to make the payments on the homeowner's behalf. This is going to put a significant stress on every lender’s cash position.⁣ ⁣ MORTGAGE SOLUTIONS FINANCIAL IS STILL FUNDING VA AND FHA LOANS TO THE FINDINGS REGARDLESS OF CREDIT SCORE OR DTI.
