We love financing the boring, smelly businesses like these!

Everyone wants a 7-figure franchise.

But some of the best opportunities in franchising are hiding in plain sight โ€” and getting passed over because of the numbers and the name.

Case in point: A top Pooper Scooper Franchise.

Yes, it's a pet waste removal business. Yes, the name will make you laugh. And yes, it is one of the most overlooked franchise models I've come across.

Here's why I take it seriously:

According to their 2024 Item 19, the average franchisee revenue is $400,351. With margins capable of 35%, that's potentially $140,000 in bottom line income!

For context: we owned a Residential Glass Replacement franchise, before we successfully exited in Sept of 2020, we were grossing a little over $1.3 million in revenue (much higher average than most franchisees). Sounds impressive. But averaging around 15% net margin, that's about $195,000 to the bottom line โ€” and working significantly harder to get there.

A Pet Waste Removal franchisee doing average revenue, with average margins, can approach that same net income at a little over a third of the top-line number. With a much simpler operational model.

This is the conversation most franchise buyers never have โ€” because they're chasing revenue headlines instead of net income reality.

The best franchise for you isn't necessarily the one with the biggest average gross. It's the one where the margin, the lifestyle, and the model actually work together.

TURNING UNHAPPY CLIENTS TO LOYAL CUSTOMERS
We received a call from a direct lending partner who doesn't offer funding on a multifamily properties, and knew we have products that can. The challenge was, the client just experienced going through the funding process with a previous lender, only to get to closing and required a second appraisal which would cost the client an additional $5000 (first appraisal from an AMC came back great, but their internal appraisal team declined it and required a second opinion appraisal) and they were going to increase their legal fee's from $1500 to over $5500.
We quickly jumped into action, first making sure we were able to use the original appraisal, which we were (when we asked the previous lender to release the appraisal they told us "good luck" you'll run into the same problems). Next we were able to expedite the process, keep all of the fee's down, and for the icing on the cake, were able to save nearly 3/4 percent on their interest rate from the previous lender!
This client has another 7 unit across the street, and when he is done with the rehab on that property, we have earned his business to refinance that property as well!

FROM 2 BANK REJECTIONS TO UNANIMOUS APPROVAL

Incredibly proud of this closing for these clients. The husband and wife team came to PeakStream Capital after they had been turned down for an SBA loan by 2 of their local banks for their independent (non-franchise) indoor soccer start up company. We reviewed their file and noticed right away there was a path to success with this business. We revamped and re-wrote their business plan and reworked their resume's (we offer these services for free!) to maximize their strengths, experience and management qualities; revised some of the revenue and expense projections, and prepared them for their underwriting call. Long story short, our lender told us that in 25 years of doing non-franchise start up loans, he has never had a review committee vote unanimously to approve a loan - you guessed it, from rejection to unanimous approval, we helped make these new owners dreams come true!

We received a call from a direct lender that was not able to complete the loan because the property was designated rural on the appraisal. After researching the area we were confident we could close this. We took over the loan, and were able to utilize the appraisal and get it re-assigned (since it was ordered by an AMC), and also use the existing credit/background report (so we didnt hit the borrowers credit twice). We ended up with a happy borrower and lender to be able to provide the funding for their client so they could use the funds to invest in more properties.
