If you're self-employed, somebody has probably told you your tax returns make you a hard file. Here's the part that doesn't get said enough. Hard isn't the same as no.

Write-offs are good business and lousy loan math, which is why the income on your returns rarely looks like what you actually bring home. There are programs built for that exact gap. Bank statement loans that qualify you on deposits. Profit and loss options. Ways to look at the business the way you'd describe it instead of the way the IRS sees it.

❌ That's a myth!

You've heard you have to sell your current home before you can buy the next one. Plenty of people do it that way. It isn't a rule.

Depending on your equity, your income, and the loan you're using, there are ways to buy first and sell after. Some buyers qualify carrying both payments for a short stretch. Others put the equity they already have to work to bridge the gap. It takes planning and an honest look at the numbers. But moving without living out of boxes in somebody's basement for six weeks is more possible than most people assume.

Here's something that surprises people. The score on your credit app is probably not the score we're looking at.

Mortgage lenders use a different scoring model than the free apps most people check, and the numbers land in different places. Sometimes lower. Fairly often higher than the one you've been staring at and talking yourself out of. Either way, the version on your phone isn't the one that decides anything. Before you count yourself out over a number, let someone pull the one that actually counts.

Here's a piece of the VA loan a lot of people don't learn about until it's already on their closing statement. The funding fee.

Most VA buyers pay it, and it can usually be rolled into the loan. But not everyone pays it. Veterans receiving compensation for a service-connected disability are typically exempt, and in some cases surviving spouses are too. It's the thing buyers lose sleep over between contract and closing. And it's not the dead end it feels like.

A low appraisal means the home didn't value out at the price you agreed to. From there you have moves. The seller can come down, you can cover the gap, you can meet in the middle, or the appraisal can be challenged with stronger comparable sales. Deals survive this all the time. What matters is having a lender who lays out your options the same day instead of leaving you guessing over a weekend.
