Renters of Colorado, why not get an estimate of what your buying power is? It will take 30 minutes of your time and the least you can gain is an clear idea of your financial position in today's market!

I bought a small townhouse because it was within my means. I know it's not going to be my forever home but at least I'm building equity and I'm not worried about my mortgage payment jumping next year like my rent would have!

As interest rates rise, your buying power does decrease but that doesn't mean purchasing a home within your means is not still advantageous (unless you can't buy a home that fits your families needs). Renting is costly and in Colorado it will continue to rise. Average fair market rent in Colorado for a 3 bedroom home is $2,500 (rentdata.org/states/colorado/2023). A home in Colorado Springs with similar attributes is approximately the same. Why not purchase a home where your money paid towards living is still saved?

A $2500 mortgage payment is still better than a $2000 rent payment. For every payment you make on a mortgage, there are two main parts, principal and interest. The principal can also be called equity. You could compare it to a retirement account. You can't just pull it out on a whim, but it's still with you and gaining value. Google "PITI" and see for yourself.

If you don't think you qualify for a mortgage, please get an opinion from a professional. There are a lot of consumers who would qualify and there are many programs that will assist you with it. For example, if you can't afford a down payment, and you live in the state of Colorado, just Google "CHFA" really quick.
