When determining whether a vacation home falls within the 1031 safe harbor, who uses the property matters.

Personal use isn't limited to the days the owner stays there. Use by family members, co-owners, and certain below-market renters may also count toward the property's personal-use days.

There are exceptions in certain circumstances, and days spent primarily repairing or maintaining the property generally aren't considered personal use.

The key takeaway: keeping an accurate record of rental days, personal stays, and maintenance visits can be an important part of documenting how the property is actually being used.

As an Exchange Officer and JD, Chad brings extensive industry knowledge and 1031 exchange expertise to the clients and advisors he works with every day. He also represents 1031 CORP. at industry events, sharing his knowledge and helping educate others on the opportunities and complexities of 1031 exchanges.

Chad’s experience and attention to detail also play an important role in protecting our clients. Most recently, his diligence helped identify and stop an attempted wire fraud, protecting more than $280,000 in exchange funds. It’s just one example of the care and responsibility he brings to every transaction.

As our Marketing Coordinator, Nikki helps keep our digital marketing efforts moving forward, from newsletters, social media, and email campaigns to coordinating webinars, managing projects, and keeping our website up to date. Over the past year, she has embraced new responsibilities and opportunities to support the team wherever needed.

Nikki is also committed to continually growing her skills. She recently took on Photoshop to provide additional graphic design support and enrolled in an AI Digital Marketing course at Temple University to expand her expertise and bring fresh ideas to her role.
