Just because you qualify for a certain mortgage payment doesn't mean it's the right one for you.

Your budget, monthly expenses, savings, and lifestyle all matter when deciding what you can comfortably afford.

Let's find a payment that works for your life, not just the numbers on paper.

What Does an Affordable Monthly Payment Actually Look Like?

One of the first things I ask buyers is, “What are you currently paying for housing?” If you're paying $1,800 a month in rent and you're comfortable with that, that's a good starting point.

Could you comfortably handle $2,000 a month? What about $2,200?

The answer depends on more than just your income. We also need to consider your monthly debts, savings, everyday expenses, and what you want your financial life to look like. There's no magic number that works for everyone. Just because you qualify for a certain payment doesn't mean it's the right payment for you.

The goal is to find a monthly payment that lets you enjoy your home without sacrificing the rest of your life.

Not sure what that number looks like for you? Let's talk!

Your mortgage payment is about more than just principal and interest.

Property taxes, homeowners insurance, and other expenses can make a big difference in what you actually pay each month.

Make sure you know the full picture before deciding what you can afford!

How Much House Can You Actually Afford?
When someone asks me, “How much house can I afford?” I usually ask them a different question:
“How much house do you WANT to afford?”
There’s a difference.
I can run the numbers and tell you what a lender may approve you for, but that doesn’t necessarily mean you should spend that much. Buying a home should improve your life, not make you worry about your mortgage payment every month. The goal isn't just to get approved. The goal is to find a home that makes financial sense for you and your family.
Over the next few weeks, I'm going to break down some of the biggest questions I get about affordability, monthly payments, down payments, interest rates, debt, and everything else that goes into determining what you can realistically afford.
If you're thinking about buying a home and aren't sure where your numbers fall, let's talk.

Most people don’t pause buying because of the market.

They pause because the process feels confusing.

Rates move daily.
Headlines freak people out.
Everyone suddenly becomes a mortgage expert.

It’s hard to move on something big when nothing feels certain.

I talk to a lot of people who are in that exact spot.
Good income, good credit, money saved… still stuck.

Not because they aren’t ready but because no one has actually walked them through what buying looks like right now.

So we talk strategy.
What to expect.
Where the real levers are.
How to negotiate when the right house pops up.
Just a game plan they actually understand.

And almost every time, they go from
“maybe we should wait” to
“okay, we’re ready.”

Here’s the truth:

Most buyers don’t need to be sold.
They need clarity, confidence, and someone who actually knows what they’re doing.

That matters more than interest rates ever will.

If you want to move with confidence instead of just hoping it works out, I’m always happy to walk you through it.
