Calling all Ohio buyers!!!!

🏡 Thinking about buying a home in Ohio?

There have been updates to current first-time homebuyer financing rates that could mean better options for qualified buyers.

The Traditional First-Time Homebuyer Program offers 30-year fixed-rate loans (FHA, VA, and USDA), with rates that vary depending on whether you use down payment assistance and which program you qualify for (based on county income limits).

Here’s a simple breakdown:

If you are NOT using down payment assistance (OHFA DPA):

* First-Time Homebuyer: 3.75%
* Ohio Heroes: 3.50%

If you ARE using OHFA Down Payment Assistance:

* FHA/VA/USDA loans: 5.00%
* Conventional (3% assistance): 4.875%
* Conventional (3.5% assistance): 4.75%

There are also Grants for Grads available for those who qualify.

These updates may create a short window where buyers can take advantage of these rate options depending on eligibility and timing.
